Technical Due Diligence Surveys (TDD)

For property sales and letting, it is essential to gain expert advice regarding the building services, and the impact this has on the financials in short, medium and long terms.

We undertake specialist reports for property acquisition and dilapidation reviews that assist in property transfers for purchase, sale and tenant vacation to better understand the services, cost liability and essential works.

We understand landlord / tenant leases extremely well and by our technical reports we are able to impact sale value or improve negotiations regarding dilapidation claims. These reports are turned around in 24 hours (executive summary) and 3 days (full report) due to the fast nature of property sale and the reports more than pay for themselves.

Building Documentation Audits

We conduct an auditing service including review of statutory, health and safety, water hygiene, fire safety compliance and maintenance services. This is to assess compliance with contractual responsibilities and Regulations.

Our audits are based on a site inspection as well as on/off site documentation review.

Maintenance Specifications and Tender Management

The initial requirement of a maintenance plan is to identify the building services assets or create an equipment schedule.

We attribute maintenance actions to each asset by our bespoke maintenance task schedules. We utilise condition based maintenance techniques in our specifications where assets are maintained using specialist techniques considering condition and business criticality.

We also provide within our specification the necessary terms and conditions specific to our clients' requirements. We manage the tender process and provide interview management, a tender summary report and finally we prepare the contract documents.

Building Management Consultancy

Normally we provide an annual term consultancy service including building documentation audits, ongoing technical support service, critical fault finding.

Client/contractor meeting management, bespoke consultancy for property portfolios including key account management.

We also review all quotations to ensure that you are obtaining best value for remedial works.

License to Alter Reviews

Any modifications made to building services that may impact on a lease arrangement between landlord and tenant should be documented as a licence to alter. This is primarily required for tenant installations that may have an impact on landlord's services.

This should be recorded formally with landlord's consent and we provide a technical review and management of the process including documentation management and approvals for the licence.

Expert Witness Services

In certain cases there are disputes between parties such as, owners, occupiers, tenants.

We are called upon to provide expert advice regarding a legal dispute.

Specialist Condition Based/Forensic Reports

We provide specialist reports for purposes of fault finding, ongoing condition based maintenance or for investigative reasons.

These could include thermal Imaging Inspection Reports, Noise and vibration monitoring.
